The following is the outline for the 5 steps in our process to your dream home.
1. Consultation and Contract Sign Off
During the complementary consultation; we like to listen to what your family’s vision is for your home, discuss what features are required to meet your family’s needs/lifestyle, and figure out what you would like the overall style of the home to be. At this stage, we would like to showcase our resume to you and get to know each other better.
Communication is very important to us throughout the project. Hence, after our meeting if you have any questions please contact us and we will be happy to answer them for you. Our mission is to make you feel confident in your decision to choose us as your home builder. If you choose us to help you build your home, we will review the estimate budget and timeline with you and send you our contract. This will initiate the next step; Design Phase.
2. Design Phase
The design phase is the most important step. At this point we will collaborate with you to design your home with the help of architects and interior designers.
Other custom builders have architects and interior designers that they use for every project. We do have preferred partners; however, we also welcome our clients to suggest firms that they would like to work with if they have someone in mind.
We spearhead all meetings with the architect/interior designer and assist you with decision making to ensure it aligns with your vision. We are budget conscious builders. We continually provide anticipated costs in the architectural design process that maintains the overall vision of your home and your budget.
We welcome our clients to be as involved in the process as they want to be. Some clients are happy to have us take the lead. They will have us work closely with the interior designer to make material and fixture decisions that we think capture their vision. Other clients prefer to be more involved in making all material decisions, visiting showrooms to confirm selections and driving process themselves. In either case KFA is with you every step of the way, giving you a second opinion when you want it and intervening when a selection is not feasible.
Ensuring that the architectural plans will function with your plans for the interior design is something we are mindful of. We want you to be able to furnish your home the way you would like to instead of having to make it work for the structure of the home.
We take our time with this step because it’s crucial that we have a solid idea of what you would like your home to look like, before we start construction. At the end of the design phase you will receive interior design drawings and an interior design specification (spec) package.

3. Finalize Budget
Once we have received final plans from the architect and interior designer, we will be able to create an estimate for the budget of your home.
We have a robust and competitive bidding process to ensure you receive the best pricing. While other builders may only engage one firm for a quote, we engage with multiple making sure you get the best value for money. We send you regular updated budgets that reflect actual costs incurred and include changes during construction.
4. Construction
At this step we will do the heavy lifting. However, we will be sure to keep you in the loop with everything that is happening with your home. If you have any questions or concerns, we are more than happy to chat with you to resolve any worry. There are three main phases that happen during construction; site work, rough-in & framing phase, and the finishing phase. Throughout the process our experienced KFA site managers oversee every stage in the construction ensuring work is completed on time and to the highest standard. 5. Post Construction
After the home has been built, we will have a thorough walkthrough with your family. We want to make certain that we have created your dream home and any deficiencies are fixed before you move in. We finish by signing a New Home Warranty certificate and providing you with an electronic New Home Maintenance Manual. Project close out also includes a final invoice and budget review.
Once everything is complete, we hand over the keys! Once the project has concluded KFA remains by your side, only a phone call away and ready to answer any questions you may have.
